Welcome to Holiday Home JACK! We want you to have a great stay. By booking you confirm that you agree to the following conditions.
1. Bookings and Payments
1.1 Booking confirmation: A booking is only final after receipt of full payment and after receipt of a confirmation from us.
1.2 Payment: Payment can be made via bank transfer, and must be made at least 7 days prior to arrival. Payment instructions will be provided upon booking.
1.3 Deposit: A deposit of €300 is required. The deposit must be paid 7 days in advance via bank transfer. The deposit will be refunded within 7 days after departure, provided that no damage or violations of the house rules have been found.

3. Conditions of residence
3.1 Arrival and Departure times:
- Arrival: between 3:00 PM and 8:00 PM.
- Departure: before 11:00 on the day of departure. If you need a later check-out, please contact us in advance.
3.2 Maximum Number of Guests: The maximum number of guests is 4 people. Additional guests can only be allowed upon approval of the owner, and additional charges may apply (€50-€100 per person per night).
3.3 Pets: Pets are not allowed in the apartment.
3.4 Smoking: Smoking is not permitted inside the house. In case of violation, cleaning costs may be charged (€150-€250).
4. House rules and safety
4.1 House rules:
All guests must adhere to the house rules that apply to the vacation home and the resort (see attached house rules). Violation of these rules may result in retention of the deposit or removal from the accommodation without right to reimbursement.
4.2 Safety:
The property is equipped with safety measures, including fire extinguishers and first aid kits. The guest is responsible for the correct use of the facilities and for reporting any defects or damage. In case of emergency, the emergency number should be 112 or the emergency number of the complex: 968-041-999.
4.3 Use of Common Areas:
Swimming pools, gardens and other common areas are accessible according to the rules of the resort. It is mandatory to treat these areas with respect. Any damage caused by guests, including to the pool or other common facilities, may result in additional costs, which will be recovered from the guest.
4.4 Responsibility of Guests:
Guests are responsible for:
- Damage or defects to the home or its contents.
- Unexpected costs resulting from damage to common areas, such as the swimming pool, gardens or other facilities, if such damage is caused directly or indirectly by the guest or his/her fellow travelers.
4.5 Use and Responsibility Wristbands:
- The apartment is equipped with 4 wristbands, which are essential for access to the resort and facilities such as the swimming pool. These wristbands remain the property of the landlord and must be left in good condition after the stay. In case of loss, damage or non-return of the wristbands, a replacement fee of €50,- per set will be charged.
- Charges arising from violations of the resort rules.
If such damage occurs, the landlord will inform the guest in writing of the costs and deduct them from the deposit. Any additional costs not covered by the deposit will be invoiced separately to the guest.
5. Deposit Conditions and Damages
5.1 Damage: Any damage to the accommodation will be deducted from the security deposit. The cost of losing keys and any damage will be charged to the guest. It is important to note that guests are responsible for the full repair of any damage or loss, even if the cost exceeds the security deposit paid. This policy is intended to ensure that the apartment remains in good condition for future guests.
5.2 Costs in case of Damage:
- Damage to furniture or appliances: €50-€500
- Damage to walls or floors: €100-€300 per repair
- Extra cleaning (if the property is left extremely dirty): €50-€150
- Loss of keys: €50-€300
6. Privacy and Data Processing
6.1 Data processing: We process your data solely for the purpose of managing your booking and to comply with legal requirements such as the registration of guests with the local authorities in Murcia. For more details, please refer to our website:

7. Applicable Law
7.1 Legal Agreements: These terms and conditions are governed by Spanish law. Any disputes will be submitted to the competent courts in the region of Murcia.

1.1 Reservation: You can reserve the house via our online booking system or by e-mail. After receiving your reservation we will send you a confirmation and payment instructions.
1.2 Payment: The booking will only be final after full payment. Payment can be made by bank transfer.
2. Cancellations and Changes
2.1 Cancellation by Guest: If you wish to cancel your booking, a minimum cancellation period of 30 days applies for a full refund. No refund will be given for later cancellations.
2.2 Cancellation by Owner: In the event of unforeseen circumstances we may cancel the booking. You will then receive a full refund or an alternative offer of available dates.
3. House Rules and Behavior
3.1 Guest Behavior: We ask you to behave respectfully and to respect the house rules of the house and the resort. Violation may lead to removal from the house without the right to a refund.
3.2 Visiting Common Areas: Guests are not allowed to leave any personal belongings or waste in the common areas. Rules apply for the use of the swimming pools and other facilities.
