General Terms and Conditions – Holiday Home JACK

Welcome to Holiday Home JACK!

We want you to have a wonderful stay. By booking, you confirm that you agree to the following terms and conditions.


1. Bookings and Payments

1.1 Booking confirmation: A booking is only final after receipt of full payment and after receipt of a confirmation from us.

1.2 Payment: Payment can be made via bank transfer and must be made at least 7 days before arrival. Payment instructions will be provided upon booking.

1.3 Deposit: A deposit of €300 is required and must be paid by bank transfer no later than 7 days before arrival. The deposit will be refunded within 7 days of departure, provided no damage or violations of the house rules have been detected.


2. Cancellations and Changes

Cancellation up to 60 days before rental start: full refund.

Cancellation within 60 days: no refund unless otherwise agreed.


3. Conditions of residence

3.1 Arrival and Departure times:

Arrival: between 3:00 PM and 8:00 PM.

Departure: before 11:00 AM on the day of departure. Please contact us in advance for late check-out.

3.2 Maximum Number of Guests: Maximum 4 people. Additional guests are only permitted upon approval of the owner and may incur additional charges (€50–€100 per person per night).

3.3 Pets: Pets are not allowed in the apartment. In the resort's common areas, dogs and cats must always be kept on a leash; dangerous dogs must wear a muzzle.

3.4 Smoking: No smoking inside the property. Violation may result in a cleaning fee (€150–€250).


4. House Rules and Safety

4.1 House rules: All guests must adhere to the house rules of the vacation rental and the resort. Violations may result in retention of the deposit or removal from the property without refund.

4.2 Safety: The property is equipped with safety equipment. Guests are responsible for proper use and reporting any defects. In case of emergency, call 112 or the complex number 968-041-999.

4.3 Common Areas: Swimming pools, gardens, and other facilities are accessible according to resort rules. Damage caused by guests may result in additional charges.

4.4 Guest Responsibility: Guests are responsible for any damage or defects to the property or common areas that they or their fellow travelers cause.

4.5 Use and responsibility for wristbands: The apartment is equipped with four wristbands. These remain the property of the landlord and must be left in good condition. In case of loss, damage, or non-return, a €50 fee will be charged per wristband. Any costs will be deducted from the deposit or invoiced separately.


5. Deposit Conditions and Damages

5.1 Damage: Any damage will be deducted from the deposit. If the damage exceeds the deposit amount, the remaining amount will be invoiced separately.

5.2 Costs in case of Damage or Violation:

Damage to furniture/appliances: €50 – €500

Damage to walls/floors: €100 – €300

Extra cleaning: €50 – €150

Deep cleaning furniture/carpet: €100 – €300

Smoking in the house: €150 – €250

Unauthorized pets: €100 – €200

Lost keys: €50 – €100 (key), €100 – €300 (new lock)

Lost wristband: €50 per wristband

Unspecified use/additional guests: €50 – €100 per person per night

Unauthorized events/parties: €200 – €500


6. Privacy and Data Processing

6.1 Data processing: We process your data solely for the purpose of managing your booking and fulfilling legal obligations (such as guest registration with the local authorities in Murcia). See our privacy statement on the website.


7. Applicable Law

These terms and conditions are governed by Spanish law. Disputes will be submitted to the competent court in the region of Murcia.
