1. Cancellation by the guest
1.1 Cancellation terms:
- More than 30 days before arrival: 100% of the travel sum will be refunded minus an administration fee of 5% of the total travel sum (with a minimum of €50).
- 15 to 30 days before arrival: 50% of the travel sum will be refunded.
- 14 days or less before arrival: No refund, unless there are exceptional circumstances as stated in article 1.4.
1.2 Method of cancellation:
Cancellations must be submitted in writing via email to [email address]. The cancellation is only final after confirmation of receipt from us.
1.3 No-show:
If the guest does not arrive on the scheduled arrival date without prior notice, the full travel sum will be retained.
1.4 Exceptional circumstances:
In case of force majeure (for example serious illness, death of a loved one, natural disasters or pandemics) the guest may request a partial or full refund. The guest must provide supporting documents, such as a medical certificate, death certificate or official government statement. The request will be assessed at our reasonable discretion.
2. Cancellation by the landlord
2.1 Circumstances for cancellation:
We reserve the right to cancel a booking in exceptional situations such as:
- Damage to the accommodation rendering it unusable.
- Force majeure, such as natural disasters or legal restrictions.
The cancellation will be communicated to the guest as soon as possible.
2.2 Responsibilities of the landlord:
In case of cancellation by us we offer:
- A full refund of the paid travel sum within 7 working days, or
- An alternative accommodation of comparable quality and price, if available and approved by the guest.
The host is not responsible for any additional costs that the guest may have incurred, such as airline tickets or other travel expenses.
3. Change of data
3.1 Change request by the guest:
Requests for changes to stay dates must be submitted in writing at least 30 days prior to arrival. Changes are subject to availability and may incur additional charges. There is a limit of two changes per booking.
3.2 Costs for changes:
- Administration costs for changes are €25 per change.
- The costs apply per booking, regardless of the number of people in the booking.
4. Refunds
4.1 Refund Schedule:
Any refunds will be processed within 7 working days from confirmation of cancellation.
4.2 Payment methods:
Refunds will be made via the original payment method. If this is not possible, for example an expired credit card, a bank transfer will be made.
5. Applicable law
5.1 Legal provisions:
These conditions are governed by Spanish law. Any disputes will be submitted to the competent court in the region of Murcia.
5.2 Language of application:
In case of legal proceedings, the documentation will be prepared in Spanish. If necessary, an English translation can be provided.
6. Additional provisions
6.1 Travel insurance recommendation:
We strongly recommend that guests purchase travel insurance that covers cancellation fees. The landlord is not responsible for any situations that do not fall under exceptional circumstances.
6.2 Damage and liability:
The landlord is not liable for loss of personal belongings or damage to property of the guest, unless such damage is the direct result of negligence by the landlord.
